Can asphalt be installed over an existing concrete parking lot?

If you want to go from concrete to asphalt in your parking lot it is no problem to pave over the existing concrete. If you are considering doing this, please contact us so we can explain the pros and cons of performing such a service.

Small areas in my asphalt parking lot are deteriorating, can they be repaired?

Repairing those areas as soon as possible is best practice to avoid further deterioration of the asphalt as well as the areas spreading. By completing your asphalt repairs sooner than later you will find more money in your budget in the long run.

What are the benefits of using asphalt?

How often should I sealcoat my asphalt parking lot?

Asphalt sealcoating should be done every one to three years. This varies based on the amount of traffic the parking lot receives as well as the amount of snow removal seen during the winter months.

How long should I stay off the new asphalt or new my newly sealcoated parking lot?

In most cases staying off your newly paved asphalt for 24 hours is a great rule of thumb. If your parking lot was just sealcoated the same 24 hour rule will apply. In extremely warm weather we may request you to stay off of it for 1-2 days to allow the surface to fully cool.

What will the asphalt look like when the job is completed?

Whether it is newly paved asphalt or a freshly sealed coated asphalt parking lot the surface will be very black. In some cases of newly paved asphalt you may notice roller marks or areas where hand work was done being more noticeable. This is completely normal and after a short amount of time being regularly used the surface will blend together and have a smooth appearance.

Does sealcoating my asphalt parking lot fill in the cracks in the surface?

No, our asphalt emulsion sealer will not completely fill a crack in your parking lot. The preferred method to repair this is to apply Deery super stretch rubberized hot melt filler and by doing this, it will slow the creation of new cracks. In a lot of cases parking lots are left unkept for too long and have deteriorated so badly that applying Deery super stretch rubberized hot melt filler in the cracks will not fix your issue. At that point asphalt patching or asphalt paving will be needed to prevent further deterioration.
